The largest public-private partnership in the history of the University of Nebraska will result in the fourth largest building in Omaha being built at the intersection of Saddle Creek Road and Farnam Street.

The University of Nebraska Medical Center and Nebraska Medicine will build a new $2.19B healthcare facility. Designed by HDR, it will serve as a clinical learning center that will educate and train healthcare providers while conducting research and offering clinical trials.

Referred to as Project Health, the facility will be built on a 7 1/2 acre site that was formerly occupied by JP Lord Elementary School and the Munroe-Meyer Institute. The project will create thousands of new jobs. It will also allow UNMC to add an additional 200 health professional learners annually at a time when health care workforce shortages are prevalent across Nebraska.

Plans call for the 1.27M sq ft facility to contain 556 beds in an 18-20 story building that could reach as high as 400 feet. The only buildings in Omaha that are taller are Mutual of Omaha (677 ft) once complete, First National Bank (634 ft), and WoodmenLife (478 ft). Foundational work could begin in the spring of 2026 with an opening expected to occur sometime after 2030.

The renderings show the hospital as a glass structure that is connected to nearby buildings via overhead walkways. Once of these walkways will lead to the CORE building currently under construction on the west side of Saddle Creek. Along with the Catalyst building, it is part of the developing Edge District which sits on land that once belonged to Omaha Steel Works.

Designed by Holland Basham Architects, the mixed-use Edge District will combine office space, retail, multifamily residential in addition to educational and health care related facilities in a walkable environment. The goal is to blend UNMC’s campus with the surrounding community.
