When it opens in 2026, Omaha will have a new tallest building. Not only that, but the new Mutual of Omaha Tower will be the tallest in a six-state area, including Nebraska, Iowa, South Dakota, Missouri, Kansas, and Wyoming.
Mutual of Omaha announced plans for its new headquarters in 2022. Once completed, they will vacate their home since 1940 at 33rd Street, between Dodge and Farnam, in an area that has become known as Midtown Crossing. Plans for the Midtown Crossing campus have not been finalized.

Located at 14th and Douglas Streets, where the W. Dale Clark Library once stood, the tower sits at the western end of the renovated Gene Leahy Mall, assuring it will be prominently featured in postcard shots of downtown Omaha.

Located along the future streetcar line, the 44-story, 677-foot building will feature a lobby at street level along with conference space and an experience center spotlighting the company’s history and impact. Within the sky lobby, floors 16 through 20 will be space for a lunchroom, fitness area, and other amenities. It will also serve to separate the parking garage from the offices and will include conference and meeting rooms and landscaped outdoor spaces. The top floor will feature conference facilities and views from a two-story atrium. The building will contain 2,200 parking stalls that will be available to the public in the evenings and on weekends.

The new building is designed to support flexible work arrangements, including in-person, remote, and hybrid. The developer of the $600 million tower is Lanoha Real Estate, the general contractor is JE Dunn, and the architects are Pickard Chilton and HOK.
Mutual of Omaha was founded in 1909 inside the City National Building at 16th and Harney before moving two blocks north to the Faidley Building, then eventually to midtown. As such, the move downtown will be a homecoming of sorts for Mutual of Omaha, which got its start in downtown Omaha in 1909.
