In 2022 Mutual of Omaha announced it was moving its headquarters from midtown to downtown, where the company was originally located when it opened in 1909.

Located at 14th and Douglas Streets, the W. Dale Clark Library was demolished to make way for the new skyscraper. As a result, the downtown branch was moved to 14th and Jones Street while a new central branch is currently being built at 72nd and Dodge Streets. Plans for Mutual’s current headquarters in Midtown Crossing at 33rd and Farnam Streets have not been announced.


Located along the future streetcar line, the 44-story, 677 ft building will be the tallest building in a multi-state region including Nebraska, Iowa, Missouri and Kansas.
At street-level there will be a lobby with conference space and an experience center spotlighting the company’s history and impact. Floors 16-20 which are referred to as a sky lobby which separates the parking garage from the offices and will include food options, fitness center, conference/meeting rooms and landscaped outdoor spaces. The top floor will feature conference facilities and views from a two-story atrium. The building will contain 2,200 parking stalls that will be available to the public in the evenings and weekends.
The new building is designed to support flexible work arrangements, including in-person, remote and hybrid. The developer of the $600M tower is Lanoha Real Estate, the general contractor is JE Dunn and the architect Pickard Chilton and HOK.
It is expected that the building will open in 2026.
