A new affordable housing project is taking shape in the Columbus Park neighborhood. Known as Central at Columbus Park, the project is being built at 1031 S. 21st Street and is being developed by Indianapolis-based The Annex Group.

The $60 million development will include 156 affordable units which includes one, two, three and four-bedroom apartments. Rents will be set between 30-70 percent of the area median income, helping provide access to lower-income residents.
In addition to a parking garage, the complex will feature a community room, computer room, fitness facilities, a storm shelter, and bike storage. While The Annex Group has completed projects in Lincoln and Council Bluffs, this is its first project in Omaha. Completion is expected in 2027.

Designed by BVH Architecture, the project also includes partnerships with Front Porch Investments and the City of Omaha which has set a goal of creating 30,000 affordable housing units by 2030.

The new development sits next door to Foundry Lofts which opened in 2021 and occupies the former Paxton-Mitchell Foundry, established in 1898. The Central at Columbus Park site itself was long home to the Construction Service Equipment Company.
