Built in 1964 as the Imperial 400 Motel, this 20,000 sq ft building will be demolished this summer to make way for affordable housing. Located in the urban core at 2211 Douglas Streets, the three-story building originally had 60 rooms and just as many parking spaces. While the motel itself did not have a bar or restaurant, it did have an outdoor heated swimming pool. It was advertised as Omaha’s first and only downtown motel. By 1989 it was an Econo Lodge and then a 402 Hotel in 2016.

Together Inc bought it in 2022 to serve as a transitional shelter for older homeless people during the pandemic. The now vacant building will be demolished and in its place, a 73-unit mixed income senior housing community will be constructed. The project led by Lincoln-based Hoppe Development will have more than half of its units reserved for households earning less than 60 percent of the area median income. Demolition of the current structure will occur this summer with the construction starting in the spring of 2026 and the first residents moving in by fall 2027.
