This in-fill project caught my eye and even though planning starting a couple years back, it is nearly complete.
While the transformation of office buildings to residential is picking up, this may be the first gym-turned-residential building. It was inspired by the Swivel apartments at 72nd and Dodge that was built on top of an old furniture store.

The Grant Apartments are built on top of an old 24-Hour Fitness. Located at 120th and Miami Streets, the gym first opened in 1999. The structure sat empty starting in about 2020 and became an eyesore in the North Park development.

Designed by Holland Basham architects, the five-story Grant Apartment building includes 160 market-rate one and two bedroom apartments range from $1,235 up to $2,100 per month. Amenities include an outdoor pool, dog park, pickleball court, business center, bike storage, club room and fitness room.
