Last week I shared that Omaha was 16th in the country in converting offices into residential. In the case of Farnam Tech, they are razing two office buildings from 1986 and replacing them with two new structures.

This is the design that was submitted to the city. I haven’t seen any renderings but this gives an idea as to what the complexes will look like.

Interestingly this project is located in Old Mill South where there isn’t currently any residential. This is an area to keep an eye for future residential development. As far as this project is concerned, it is next to Charles Schwab regional headquarters on 108th and Farnam, the buildings will share the existing parking garage that will be equipped with EV chargers. They will consist of 327 market rate units with studio, one, two and three bedrooms.

Amenities between the two buildings include resident lounge, library, co-working space and conference rooms, pickleball courts, kiddie fountain, playground, fire pits, grills, dog run, golf simulators, lawn games, saunas, pet spa, game room, coffee bar and a yoga/dance studio.

The developers are looking for renters who want easy access to the interstate. Its also located near the Big Papio Trail which connects to the Keystone Trail and is close to the Regency Landing development. To me, this seems like an area that could see even more residential in the future.

Now onto a brief history of the area for those that are interested. The namesake of Old Mill is the McArdle Mill which was built in 1865. In those days, the mill was eight miles west of Omaha and a part of McArdle Township. The mill was located along the Big Papio Creek lasted until 1944. 30 years later as the city continued to grow west, developers had the idea of turning this area on both sides of Dodge into commercial and office space.
