I discovered a project at 15th and Marcy Streets while taking my pup to Downtown Hound. It may not be the most exciting design but it’s a nice infill project for an area that has long been a problem.

A quick search through the archives revealed that in 1974 the area on Marcy Street between 15th and 16th had heaps of trash that were knee-high and attracted cat-sized rats. Not only that but oil was spilling down the embankment due to a leaky oil drum. Despite the obvious health risks, an abandoned trailer on the site offered homeless people with some shelter. The site was the home to Monico Diesel Engine Services. When confronted, they agreed to remove the trailer and to stop dumping fuel into the drum.

The site was sold earlier this year after which the small run-down industrial buildings were razed. In its place a 5-level apartment complex that is 35,000 sq ft is being constructed. It will include 83 market rate units most of which will be one bedroom in addition to 14 studios and 18 two bedrooms. It will also have one level of underground parking and EV charging stations. I couldn’t find many other details but it doesn’t seem to have the amenities of some of the other projects. Given its close proximity to both Little Bohemia and the Old Market, the units are expected to lease quickly. The apartments are expected to be ready next summer.
