Clarity Development announced plans to rehabilitate two historic buildings in the Flatiron District downtown. Each building will offer affordable housing geared towards low income, multi-family tenants.

The three story Karbach building at 1501 Howard Street was constructed in 1892 as a carriage factory for one of Omaha’s pioneer blacksmiths. After that it was home to Western Newspaper Union and the Western Paper Company from 1898 until 1915. George Joslyn leased the building for Scott Tent and Awning Company. More recently it was the longtime home to Bobbitt Moulding and Frame as well as Copycat Instant Print. The property really deserve a deep dive of its own and it has been added to my list of places to write about. It will be converted into 16 studio and one bedroom apartments on the second and third floors with retail space on the ground floor.

The six story Standard Oil building at 500 S 18th Street was constructed in 1921. It was later converted into a law office and renamed the Law Building. When it was renovated in 1978 the sixth floor retained the early 1920’s decor. It will be converted into 40 studio and one bedroom apartments on floors two through six along with six commercial space on the ground floor.

The project is expected to start in January 2025 and is targeting February 2026 for completion.
