From 1977 until 2022 the Ethnic Sandwich Shop served sandwiches from its small building at 13th and Pine. Based on its design, you may recognize it as a former Dairy Queen which is how it started its life in 1956.

After the sandwich shop closed, it was demolished in 2023 to make way for the four story Boho Flats. The building will contain 59 apartments in addition to 5,000 sq ft of retail space on the ground level. It also includes 34 parking spaces, balconies and a second story courtyard that faces 13th.

This project along with others along 13th Street aim to make the street safe and more walkable. In recent years Little Bohemia has seen a resurgence that includes new businesses such as Fizzy’s Fountain & Liquors, Fontenelle Supply Company, Archetype Coffee, Beercade 2, Tiny House Bar, Lumen Brewing and Czech Inn along with longtimers such as Hempel Sheet Metal Works and O’Dowd’s Vacuum Sales & Service. The apartments are expected to be completed in the spring of 2025.

  1. When I was in high school, my friend & her parents lived in the house on the north side of the Ethnic Sandwich Shop’s parking lot. They had the house that was right on 13th street & rented out the two smaller houses behind their house (on the same property). I always going to their house because from there we could walk to the Old Market. I’m going to have to drive that way and see all the changes to the neighborhood.
